The Rose Property has been designated a Registered Heritage Structure by the Heritage Foundation of Newfoundland and Labrador because of its historic and aesthetic value. The Rose Property has historic value as it is a representative example of a particular way of life once common in Newfoundland and Labrador. It was once a familiar practice to move homes from one location to another rather than building a new home. The Rose house was built in Western Bay in 1885. It was bought by William Rose in 1911 and moved to Smooth Cove in Ochre Pit Cove. The house was cut into two pieces to facilitate the move. While one section was moved to Smooth Cove the year the house was purchased, the other section was overwintered near the cemetery in Ochre Pit Cove until the following year when the house was reassembled in its current location. With its rock walls constructed as the result of land clearing, its rock and earthen root cellar and surrounding land once used for subsistence farming, the greater property is illustrative of the broad settlement pattern of the North Shore of Conception Bay in the early 20th century. The Rose Property has aesthetic value as a good surviving example of an early 20th century outport dwelling. Vernacular in design, this two-storey biscuit box style house has a low pitched roof, is clad in narrow wooden clapboard and has prominent wooden cornerboards and eaves trim. The front façade is symmetrical, with three windows on the top storey and two windows and a central, recessed, panelled doorway on the bottom storey. Large hoods over the wooden windows are supported with decorative brackets and doorways are also topped with large raincaps – the only ornate design elements on an otherwise refined, simple façade. The associated root cellar, rubble rock walls and longer fences, are in keeping with the aesthetics of the period.
